To create a vibrant senior living experience across the three block site, the design team employed a strategy to create three expansive public green spaces to house various community, performance, and special programs woven within the central greenscape. The retail and amenities ground level podium provides, inward facing access to retail while the exterior facing the water are reserved for food and entertainment venues. The prototypical towers are placed such as to maximize the views of the landscape, reduce solar heat gain, and to avoid casting long shadows on the mid and low rise residential community spaces. The towers are anchored by an expansive elevated greenway for fitness, leisure activities, and simply to enjoy the views. Wellness amenities are distributed throughout the podium. Healthcare offerings with a variety of options relative to levels of care are planned to allow for residents to "Age in place"
